The calculations are based on asking prices obtained from property sale listings posted on OLX.uz. In regions where data coverage is insufficient, additional asking-price data are collected from listings published in public Telegram channels, including channels operated by real estate agencies, real estate agents and other market participants.
Brief description of methods:
1. Residential property price indices in the Republic of Uzbekistan are compiled using the hedonic regression method. The indices cover the primary and secondary markets for apartments and the secondary market for houses. 2. Stratification is applied to improve group homogeneity and the stability of hedonic model estimates. Based on geographical criteria, 18 strata have been established for apartments, including nine strata for the primary market and nine strata for the secondary market. A further 10 strata have been established for houses, covering the secondary market only. The full list of strata is provided in the Methodological Guidelines for Compiling Residential Property Price Indices. 3. The indices are calculated using a rolling-window approach. Each quarter, the model is estimated using data for the current quarter and the three preceding quarters. 4. Weights: To calculate the weights, the number of actual transactions by region and market type in the previous year, as reported by the Ministry of Justice of the Republic of Uzbekistan, is multiplied by the corresponding average residential property price compiled by the National Statistics Committee of the Republic of Uzbekistan. The resulting values are used to determine each stratum’s share in the overall index. The weighting structure is updated annually. 5. Before each calculation cycle, the data undergo mandatory cleaning using established statistical procedures.
Note
The hedonic regression method was introduced in the second quarter of 2026. Data from 2024 onwards have been revised using the new method.
